Estimate your payment, including mortgage insurance
Enter a price and down payment to see what your mortgage payment could look like. If you put down less than 20%, your lender will require mortgage default insurance (often called CMHC insurance). This calculator adds it for you, along with the Ontario sales tax on it that you pay at closing.

With less than 20% down, a 30-year amortization is only available to first-time buyers and on new builds.

Estimate only. Canadian fixed-rate mortgages compound semi-annually, which this calculator uses. Mortgage default insurance premiums are based on the published CMHC rates (4.00% with 5 to 9.99% down, 3.10% with 10 to 14.99% down, 2.80% with 15 to 19.99% down, plus 0.20% for a 30-year amortization) and are added to the mortgage. Homes priced at $1.5 million or more need at least 20% down. Your lender sets your actual rate, insurance and approval. Rules current as of October 2026.
