Land transfer tax is one of the biggest closing costs when you buy a home in Ontario, and it is due in cash on closing day. It is not covered by your mortgage, so it is worth knowing the number before you make an offer.

Every buyer in Ontario pays the provincial land transfer tax. If the home is in the City of Toronto, you also pay Toronto's municipal land transfer tax, which roughly doubles the bill. First-time buyers can get up to $4,000 back from Ontario and up to $4,475 back from Toronto.
