The Details Make the Difference

Seller Representative Specialist (SRS) and Real Estate Negotiation Expert (RENE)

Long before I sold my first home, I was learning what makes a house work. I recruited staff for private households across North America, then ran private estates as an Estate Manager. Both taught me to earn trust and get the details right, and that's what I give every client today, from Caledon, where I grew up, to Toronto and across the GTA.

When you sell with me, you get a clear plan, honest advice and someone who handles the details so you don't have to. I bring that same care to every listing, backed by my Seller Representative Specialist (SRS) and Real Estate Negotiation Expert (RENE) training.

My 5 Step Selling Plan

From your first call to closing day

1. Price it right. I study recent sales and the homes you are competing with, then give you a written pricing strategy that attracts serious buyers from day one.

2. Prepare and present. First impressions happen online. I walk through your home with you to point out what to refresh, store or leave alone, then arrange professional photos, a floor plan, a video and a virtual tour so your home stands out. If staging would help, I'll refer you to home staging companies I trust.

3. Market it widely. Your home goes on MLS® and the Re/Max local and global networks, with social media marketing, targeted ads, open houses and private showings. Re/Max Premier agents get a preview before it goes live, so buyers are ready on day one.

4. Keep you informed. Every week I send you showing feedback, online views and what we should adjust, and I reply to every message within 24 hours.

5. Negotiate and close. When offers arrive, including competing offers, I lay them out side by side so the choice is clear, review each buyer to make sure they can afford your home, then negotiate price and terms on your behalf. I coordinate home inspections and appraisals, refer you to real estate lawyers I trust, handle the paperwork and stay with you through closing day.

Access to my trusted network. You’ll get my guide to lawyers, inspectors, movers, trades and more, so you always have reliable people to call, long after closing.

6 bedroom sidesplit · Sold October 2025

I grew up in Caledon, so this one was close to home. This sidesplit had space, light and a big lot with room to grow. We focused the marketing on what Caledon buyers want most: quiet streets, great schools, trails and golf nearby, and the potential to make the home their own. The result was a smooth sale for my sellers.

3 bedroom bungalow · Sold June 2025

My client was selling his father's home, so care and patience mattered as much as price. I handled the preparation, showings and paperwork from start to finish, keeping the family informed at every step. The home sold quickly.

"It was sold very quick. He was very efficient… he was a very kind, thoughtful person and helped my elderly father during the sale." John U., Seller

Selling Your Home: Common Questions

How much does it cost to sell a home in Ontario?

The main costs are real estate commission, which is negotiable and set out in your listing agreement, plus legal fees, any mortgage discharge or penalty, and moving costs. My seller net proceeds calculator estimates what you'll walk away with.

How do you decide on a list price?

I study recent sales and the homes you'd be competing with, then give you a written pricing strategy. The right price attracts serious buyers in the first few weeks, when interest is highest. Start with a free home evaluation.

How long does it take to sell a home in the GTA?

It depends on the price, the location and the market at the time. Well priced, well presented homes usually sell fastest. Once you accept an offer, closing is typically 30 to 90 days later.

Should I sell first or buy first?

Both can work. Selling first gives you certainty about your budget, while buying first makes sure you have somewhere to go. Many sellers line up the two closing dates or use a bridge loan. I'll help you choose the safest plan for your situation.

Do I need to stage my home?

Not always, but presentation makes a big difference online and in person. I walk through your home with you to point out what to refresh, store or leave alone, and if staging would help, I'll refer you to home staging companies I trust.
