Lease Your Condo or House in Toronto & the GTA

Bright living room in a recently leased apartment

Leasing your home is a big decision. The tenant you choose will live in your property for a year or more, so pricing, screening and the lease all need to be done right. I take care of every step, from setting the rent to handing over the keys, so you can lease with confidence and without the hassle.

How I Lease Your Home

Six steps, handled from start to finish.

01

Price it right

I study recent leases of similar homes nearby to set a rent that attracts quality tenants quickly without leaving money on the table.

02

Get it ready

I'll walk through the home with you and suggest simple, low cost touches that help it show well and lease faster.

03

Market it widely

Your home goes on the MLS® and REALTOR.ca, reaching thousands of agents and renters across the GTA.

04

Handle every showing

I book and attend the showings, answer questions and follow up with every interested renter, so you don't have to.

05

Screen tenants carefully

Every applicant is reviewed with a rental application, credit report, employment letter, recent pay stubs, references and ID. I'll walk you through each offer so you can choose with confidence.

06

Prepare the lease and hand over the keys

I prepare the Ontario Standard Form of Lease with the right additional terms, collect the deposit, and help set your new tenant up with building management, utilities and keys.

Good to Know for Ontario Landlords

  • The Standard Form of Lease is required for most residential leases in Ontario.
  • Deposits: you can collect last month's rent and a refundable key deposit. Damage deposits aren't allowed in Ontario.
  • Rent increases: units first occupied after November 15, 2018 are exempt from the annual rent increase guideline, while older units follow it.
  • Tenant insurance can be made a condition of the lease.
